The blogger of a Real Estate agent in Colorado decided to post this spreadsheet that allows a potential buyer or seller to determine which form of occupancy works best for them. His model lets you plug in for 10 factors.
Allows user to enter Principal amount of loan and then starting rate and increment for which a full matrix is created across 3 different loan terms (which are also user editable).
Calculates the interest saved and the time chopped off the end of a mortgage when you paydown according to a schedule of additional payments you can enter. Also shows basic total interest paid and monthly payments as well as original amortization schedule before additional paydowns.
